My render has gone green — is it failing?

Usually not. Algae is a north-facing and damp-shade problem, not a structural one. Cleaning and treating it, then coating, costs far less than re-rendering and it is what most Elm Park walls actually need.

Can I just use masonry paint from the shop?

On a modern cavity wall, often yes. On a solid 1930s wall a non-breathable paint traps moisture in the brick and you get damp inside. The coating has to suit the wall, not just the colour chart.

How long does a re-coat last?

On a properly cleaned and stabilised wall, ten years or so. On one that was coated over algae and chalk, two. As with everything on a wall, the preparation is the job.
